Split System Airconditioner cleaning

Fault Finding & Electrical Troubleshooting Perth

Keep Your Home Safe

Split system air conditioners should be professionally cleaned every 12 months to maintain efficiency, prevent breakdowns, and protect your indoor air quality. Over time, dust, moisture and organic particles settle deep inside the indoor unit. These conditions cause the evaporator coil’s thin aluminium fins (blades) to become clogged, reducing airflow and forcing the system to work harder.

This buildup also creates the perfect environment for bacteria, mould spores, and biofilm growth. According to multiple HVAC industry health reports, contaminated split systems can circulate airborne pollutants linked to respiratory irritation, allergies, asthma flare-ups and poor indoor air quality. When mould grows inside the unit, every time the system runs, those particles are pushed directly into the room.

A professional clean removes this hidden contamination and restores your system to safe, efficient operation.

At Circuitree Electrical, we provide thorough, hygienic split-system air conditioner cleaning for homes and businesses across Perth — ensuring your system performs at its best while helping keep the air you breathe healthy.

What We Do

Our air conditioning cleaning service includes a full internal clean of your split-system unit, focusing on the most important components for air quality and efficiency:

No matter how dirty we ‘ll get it cleanied and running properly again.

How We Do It

We follow a safe, hygienic and efficient cleaning process using professional air-con cleaning tools and methods:

Before any work begins, the system is safely powered down. We then remove the cover and access panels to expose the internal coils and fan barrel.

A specialised waterproof cleaning bag is fitted under the unit as this funnels all dirty water into a catch bucket, protecting your walls and floors.

We then use a high-pressure controlled fine jet sprayer. This washes between the small aluminium blades (fins), flushing out:

  • dust
  • mould bacteria
  • sludge built-up
  • residue

We then apply anti-bacterial disinfectant cleaning spray which contains an air-conditioning safe disinfectant that sanitises the internal surfaces and helps prevent mould regrowth.

During the process all the dirty water drains into the collection bucket and is disposed of responsibly down a drain.

Once the internal components are cleaned and dried, we re-fit the covers and test your system to ensure correct airflow and operation.

    Fault Finding & Troubleshooting

    Freqently Asked Questions

How often should a split-system air conditioner be cleaned?

Split-system air conditioners should be professionally cleaned once every 12 months.
Homes near the coast, households with pets, or systems that run daily may require cleaning every 6 months.
Regular cleaning prevents dust buildup, improves airflow, reduces power use and helps protect your indoor air quality.

Without proper cleaning, dust, moisture and organic particles accumulate inside the coils and fan barrel. This can lead to:

    • Reduced cooling and heating efficiency

    • Higher electricity bills

    • Mould and bacteria growth

    • Strong odours

    • Blocked drainage and leaking

    • Extra strain on the system, shortening its lifespan

A dirty air conditioner can also circulate airborne irritants that worsen allergies or respiratory symptoms.

    Yes.
Our split-system cleaning service includes a disinfectant treatment designed to remove mould, bacteria and biofilm inside the unit.
We clean between the fins, coils and internal components,  the areas where mould tends to grow the most.
This helps restore cleaner, healthier airflow into your home or workplace.

    Absolutely.
We use a purpose-made air-conditioning cleaning bag to catch all dirty water and prevent splashes on your walls or floors.
All cleaning solutions are air-conditioner safe and designed for indoor environments.
Our electricians isolate power before beginning work and follow safe, hygienic cleaning practices throughout the process.

A typical split-system clean takes 45–75 minutes, depending on the condition of the unit.
Systems with heavy dust or mould buildup may take slightly longer.
Once the cleaning is complete, we reassemble the air conditioner and run a full functional check to ensure proper operation and airflow.
